Things to consider when selling your first property

The costs involved

It’s a good idea to calculate the costs involved so that you can budget effectively and avoid any surprise fees. To sell a house in Scotland, you’re likely to spend money on the following:

  • Estate agents – to help you advertise your home and arrange viewings.
  • A Home Report – which is only legally required when the Property has been marketed on the open market or via an estate agent. The Report is prepared by a surveyor and includes a property questionnaire, a single survey and an energy report. If you are marketing your Property privately, you are required to obtain an energy report.
  • Conveyancing solicitors – to help you with the legal side of selling your home. At Scullion LAW, we offer excellent value, quality advice and regular communication throughout the process.
  • Moving – how much this costs will depend on how complicated your move is, for example how many things you’re taking with you or how far away you’re going.

Considering and accepting offers

When you’re considering an offer from a potential buyer, you should think about the financial position of the buyer and their place in the property chain, as well as the amount they are offering. Are they first time buyers, cash buyers, or are they in a chain?

The conveyancing process

Once you’ve accepted an offer, our experienced Property Experts will take care of the complex legal process in which the ownership of the property is transferred from you to the buyer, otherwise known as conveyancing. It is important to be aware that timescales and complexities can vary from property to property depending on the transaction as each one is unique. That is why our service is bespoke. We will tailor our service to suit your needs and endeavour to assist you with any queries you have along the way.

Before you move out

When the sale has been finalised, there are a few more things you should think about:

  • Make sure your house is insured up until the date of settlement
  • Please do not cancel any direct debits for any mortgage payments until we redeem the mortgage in full on your behalf. There may be an overpayment to the lender which they will refund to your account directly.
  • The missives may not be concluded until the anticipated date of settlement and you must be aware that it is open to either party to discontinue negotiations and pull out of the contract and walk away. Therefore, we would strongly recommend that you do not make any arrangements until missives have been concluded.
