Remortgaging your home usually involves changing your lender. In this way, the new mortgage pays off the old one. Alternatively, you can remain with the same lender but change your mortgage terms – by increasing the loan, for instance.
We work closely with the Mortgage Advice Brokerage, a well-respected firm based in Glasgow’s West End and indeed we share an office with them. They can help you find the best and most suitable mortgage deal. Look at their useful online mortgage calculator on their site, and contact them today to arrange a free, initial appointment.
At the start of the conveyancing process, we will examine your title deeds, usually kept by your current mortgage lender, to ensure everything is in order. It’s important to note that the new mortgage should be carried out using the same name(s) in the title deed to avoid unnecessary costs and complications.
We’ll also take care of any property searches requested by your mortgage lender, such as those relating to planning permission and environmental factors. This part of the process is usually much quicker and less strict than when buying a new property and, in fact, searches may not be requested at all. We’ll work hard to keep you updated throughout this stage.
We’ll request the details of your current mortgage from your lender and notify the lender that you wish to pay off the remaining amount. Your new mortgage lender will value your property and send you a mortgage offer. We’ll explain the offer to you in detail, so you’re fully informed before signing.
If you’re happy to proceed, we’ll arrange for the mortgage to be signed. On the day of completion, we’ll receive the funds from your new provider and use these to pay off your old mortgage and any fees. The remaining amount will be transferred to your account, and we’ll then take care of updating the title deeds and informing the Land Registry.
